Sydney Move Difficulty Index
A terrace or walk-up adds about an hour to a 3-bedroom move, and a high-rise with a booked lift adds one to two hours.
Those two sentences explain most of the difference between quotes for the same furniture in different suburbs. This index sorts the Sydney suburbs we serve into three tiers by what happens between the truck and the front door: stairs and lifts, parking and truck access, carry distance, street width, and how much of the suburb is terraces and apartments. The tiers and the times are our crews' working estimates as at October 2026, not measurements from job records. We say so wherever a figure appears.

Five things to know
Stairs and parking decide the tier, and they count for more than everything else combined.
| What we weigh | Share of the judgement |
|---|---|
| Stairs and lifts | 30% |
| Parking and truck access | 30% |
| Carry distance from truck to door | 20% |
| Street width and turning | 10% |
| Share of terraces and apartments | 10% |
| Tier | What it means on the day |
|---|---|
| Hard | Expect stairs or a lift, a long carry, and a truck that cannot park at the door |
| Moderate | One of those problems, not all of them |
| Easy | Driveway, ground floor, truck at the door |
The weights are a judgement, not a formula fitted to data. We use them to keep the tiers consistent from suburb to suburb. Stairs and parking sit at the top because they are the two things that slow a crew every single trip, not once per job.

What the tiers cost in time
On a 3-bedroom load of 30 to 40 cubic metres with a two-person crew, a driveway house loads in about two and a half hours.
| Home | Loading a 3-bedroom load, two-person crew | What takes the time |
|---|---|---|
| House with a driveway | About two and a half hours | Wrapping and carrying, with the truck at the door |
| Terrace or walk-up | About three and a half hours | Stairs, a narrow hall, and a carry of 30 to 50 metres when the truck cannot park out front |
| High-rise with a booked lift | Three and a half to four and a half hours | Waiting for the lift each trip, the dock to door distance, and the dock booking window |
Unloading at the other end takes roughly two thirds of the loading time, plus the drive between. That is how a driveway-to-driveway 3-bedroom move lands in the five to seven hours we quote, and how a terrace to a tower runs past it.
The times are what our crews plan around, not a stopwatch average. A well-packed home with everything boxed and labelled runs faster than any of them, which is what our packing service is for. A home still being packed on the morning runs slower than all of them.

Hard suburbs
Pyrmont, Zetland and Rhodes are the hardest suburbs we serve, because almost every move there starts at a tower loading dock.
| Suburb | The main problem |
|---|---|
| Pyrmont | Towers with booked docks and shared lifts, no street parking |
| Zetland | New towers, dock bookings, long dock to door routes |
| Rhodes | Towers on a peninsula with one road in, shared lifts |
| Sydney Olympic Park | Towers, event-day road closures |
| Mascot | Towers with docks, airport-precinct traffic |
| Bondi Junction | Towers above the shopping precinct, clearways on every main street |
| North Sydney | Towers, clearways and no stopping on the main roads, no street parking to speak of |
| Parramatta | CBD towers and docks, metered streets around them |
| Hurstville | Apartment towers make up about six in ten homes, docks and tight streets |
| Newtown | Terraces on narrow one-way streets, resident permit parking |
| Redfern | Terraces next to apartment blocks, narrow streets, permit parking |
| Stanmore | Terraces and semis, narrow streets, long carries |
| Petersham | Terraces, narrow streets, permit parking |
| Annandale | Terraces and narrow streets, long carries |
| Marrickville | Terraces and walk-ups, narrow streets, permit parking near the station |
| Bondi | Walk-up flats, steep streets, beach parking pressure |
| Coogee | Walk-ups and steep streets, beach parking pressure |
| Cremorne | Steep streets, walk-ups, long stair carries |
| Randwick | Walk-ups, permit parking, hospital precinct traffic |
| Burwood | Apartment blocks, busy centre, few places to stop a truck |
| Drummoyne | Apartments on narrow streets, long carries to waterfront homes |
A hard suburb does not mean a hard address. A ground-floor terrace with a driveway in Newtown is an easy move. The tier tells you what to expect if you give us nothing but the suburb.

Moderate suburbs
Castle Hill is the clearest example of a moderate suburb: driveway houses on wide streets next to new apartments around the metro station.
| Suburb | Why it is moderate |
|---|---|
| Castle Hill | Houses with driveways beside apartments around the metro |
| Epping | Same mix, houses and station-side apartments |
| Ryde | Houses, with apartment blocks along the main roads |
| Lane Cove | Steep blocks and apartment pockets |
| Strathfield | Large houses with long carries, apartments near the station |
| Rockdale | Apartments near the station, houses behind |
| Westmead | Hospital precinct parking, apartments and houses |
| Granville and Merrylands | Houses and older walk-up blocks |
| Hornsby | Apartments near the centre, steep blocks around it |
| Sutherland, Miranda and Cronulla | Houses, with walk-ups and beach parking in Cronulla |
| Alexandria, St Peters and Sydenham | Converted warehouses, terraces and new apartments |
| Brookvale | Apartments and industrial streets |
| Carlton, Bexley and Allawah | Older walk-up blocks beside houses |
Moderate is where most of Sydney sits, and it is the tier where the address matters more than the suburb. A house with a driveway in Epping is an easy move and a fourth-floor walk-up two streets away is a hard one. Tell us the floor and the parking and we quote the address, not the tier.

Easy suburbs
The new estates of the south west and north west are the easiest moves in Sydney: a driveway, a ground floor and a truck at the door.
| Suburb | Why it is easy |
|---|---|
| Gregory Hills, Leppington, Narellan Vale and Narellan | New estates, driveways, wide streets |
| Box Hill and Beaumont Hills | New estates, driveways, wide streets |
| Bligh Park and Riverstone | Established houses on wide streets |
| Camden, Minto and Ingleburn | Houses with driveways, little through traffic |
| Baulkham Hills and Moorebank | Houses with driveways, some long sloped driveways |
| North Richmond and Windsor | Houses on wide streets |
| Revesby, Seven Hills, Toongabbie and Blacktown | Established houses, driveways, truck at the door |
| Penrith and Campbelltown | Houses with driveways outside the town centres |
| Oatley, Monterey, Daceyville, Pagewood, Clemton Park and Roselands | Houses on quiet streets |
| Forestville, Beacon Hill and Allambie Heights | Houses, with some steep driveways |
Acreage is its own case. Nelson, Windsor Downs, Vineyard and Lower Portland are easy at the door and slow from the truck, because a long gravel driveway or a tight turning circle can keep the truck at the gate. Tell us the driveway length when you book.

What makes a suburb hard
Each hard suburb is hard for one main reason, and the fix on the day is different for each.
Terraces and walk-ups
A terrace adds about an hour to a 3-bedroom load. The hall is narrow, the stairs turn, and the truck is often 30 to 50 metres down the street. Newtown, Stanmore, Petersham, Annandale and Redfern are terrace suburbs. For a piano, a large fridge or a king bed going up a turning stair, ask for a three-person crew when you book a local move.
High-rise and lifts
A tower adds one to two hours, and most of it is waiting. A shared lift means every trip waits for residents, and a dock booking window means the whole job runs to the building's clock. Pyrmont, Zetland, Rhodes, Mascot and Parramatta are tower suburbs. We ask for the lift booking, the dock height and the dock to lift route before the day, because our larger trucks do not fit under some docks.
Parking and permits
In North Sydney, Bondi Junction and the CBD edge, parking is the constraint we plan around first. Clearways and no stopping signs cover the main roads, and the side streets are permit parking. Our council parking guide sets out what each council allows. In practice we park legally as close as the signs allow and carry, because a loading truck is exempt from the one-hour heavy vehicle limit while it is loading.
Distance to the door
A driveway house in Castle Hill or Gregory Hills puts the truck within 10 metres of the door. A terrace street with no space out front makes it 30 to 50 metres. A tower dock can be 50 metres plus a lift. Carry distance is the quiet multiplier, because it applies to every trip the crew makes all day.

What it means for a quote
Our local package rates run from $60 to $80 plus GST per half hour, and the tier changes the hours, not the rate.
The local price packages set the truck and the minimum booking. The smaller packages have a two-hour minimum and the larger packages a four-hour minimum. We do not add an access surcharge. A hard suburb costs more because it takes longer, and the way to control that is to tell us about the access before we quote.
Three details change a quote more than the suburb does: which floor, whether the truck can reach the door, and whether the lift or dock is booked. Photos of the route from the street to the front door let us quote the hours properly. Start with the removal calculator or ask for a quote, and a fixed quote is available after an onsite inspection.

How we built this
The tiers, the weights and the times on this page are our crews' judgement, written down and rounded, not a dataset.
We asked the people who load the trucks to sort the suburbs we have pages for into three tiers, using the five factors above. Where two crews disagreed, the suburb went into the moderate tier. The loading times are what our team leaders plan a day around for a 3-bedroom load with a two-person crew.
We did not analyse an export of job records, and the page carries no sample sizes because there are none. The housing mix figure for Hurstville comes from the ABS 2021 Census. Everything else is experience. If a measured version becomes possible, from timed job sheets that record floor, parking and carry distance, this page will say so and show the numbers.
